The semi-detached house on Angkor Road around Nevelom in Ramat Hasharon is for sale for 12.4 million nis. The 240 square metre five-room house on the second floor is located in a 430 square metre lot. The first floor has three bedrooms, a salon and kitchen, while the second floor is a spacious master bedroom. The home is designed in Tuscan style with parquet flooring, two bathrooms and one parking space.
Sellers have been looking for NIS from 12.95 million people for almost a year. “It’s a rather old house, but it’s in good condition. Today’s market is not easy and sellers insisted on what they wanted,” said real estate agent Liat Arad.
“In the end we found a buyer who loved the house and wanted to keep it as is. Negotiations were not easy and we were close to breaking down multiple times, but in the end we were able to close the deal with the satisfaction of both parties.
Both sides of the contract were represented by Habaita Real Estate Agency, owned by Liat Arad, Natali Eisenberg and Anat Sinai. Sellers will be represented by Adv. Osnat Leib and Adv. Ravit Arbel.
Seller and Buyer: The seller is a couple in their 70s who decided to shrink after their children left the house. The buyer is a couple with three children who live in another area of Ramat Hasharon and are looking for a larger property to live in, and prefer the Neve Rom district due to their unique personality and proximity to Kfar Hayrok. The buyer is not planning to change the character of the house, but plans to renovate it before moving in.
City and Neighborhood: Nebrom was built in the southwest of Ramatohasharon for Israeli Air Force pilots in the 1960s. It’s a quiet neighborhood with no public transport or commercial centres. That is, residents rely on cars.
Ramat Hasharon has a population of 49,000, ranked second highest socioeconomics by the Central Bureau of Statistics. According to Nadlan’s website, the average purchase price for a Ramat Hasharon home is NIS 4.65 million, with the average monthly rent paid in the city being NIS 9,500.
Market Situation: Eisenberg said, “We feel awakened with people looking for real estate to buy, but it’s still a market for buyers.
“We can really feel the atmosphere of the country through the market. During difficult times, there are fewer inquiries, and on days with better news, the number of inquiries increases. We see a drop in initial marketing prices.
Appraiser review: “The Neve Rom district has been developing in recent years and is considered one of the city’s most popular, with excellent accessibility to Ayalon Highway and Road 5.” “Similar deals made in the area over the past year show prices ranging from NIS 11-13 million for semi-detached homes of similar sizes.
“Ramat Hasharon remains one of the most expensive cities in the Tel Aviv metropolitan area, with a particularly high demand for independent semi-detached homes.” Yaacov said, “Similar deals in the neighborhood completed at a price of NIS 8.6-9.5 million, making this the asking price for this transaction high. This is on the edge of the neighborhood, despite the unattractive location, and the interior design is outdated compared to expectations in the luxury market.
